Homeowner’s Information
(Do’s & Dont’s)
When construction gets closer to your building, please refer to this website to know the exact
date your building will be worked upon. We will also ask the superintendent to post paper
notices on doors to give an extra reminder a few days before construction
Please see below for homeowner do’s and don’ts. If your unit is occupied by a renter, it is
your responsibility to inform and update your renter
1. Each building will be worked on for 2-3 days, more if there are weather delays (i.e., extreme heat, rain, wind, etc.)
2. Work will start at 6 AM in the morning and continue until 8-9 PM (mid-day the crew will take a break - depending on heat, rain each day)
3. There will be porta johns and hand washing stations placed onsite, and their location will
move to keep them closer to where the crews are working
4. It will get noisy
5. Attic access will be needed to secure the pipes coming out of the attic if they move, it’s
important to have someone present at home or arrange with your neighbors to grant attic
access. Patio access will be needed for homes against the east and west boundary fence. If the only way to your back patio is through your home (no garage access) the crew will need to walk though your house to reach your patio if required
6. Take down wall hangings/picture frames/showpieces from shelves because they can fall from the vibration and the contractor/HOA will not be responsible for them. While work is ongoing on your building, all balconies/patios/backyards should be clear of all freestanding furniture, plants, and other decorations/accessories until all work is completed on your building. You shall be solely responsible for any property damage that occurs to possessions left out during construction
7. There will be dust, sawdust, debris, and paper in the attic and over your HVAC unit and water heater in the attic. Homeowners should consider covering their stuff in the attic if they do not want it to get dirty. Attic cleanup is not in the scope of the project
8. Doors and entryways and some garages may be temporarily blocked if roofers are working
right above you. If you need to get in or out, contact a member of the ground crew and they will temporarily stop work
9. There will be nails in the work area during the day and the nails will be picked up with a
magnet at the end of each day. It is advisable to drive around and use another route to prevent a nail in the tire
10. Streets may be blocked to through traffic from time to time – be prepared to use alternative entry and exit points to your townhome based on blocked streets. At no point will access to any individual unit be completely blocked from at least one entry and exit point
11. Pets will need to be secured or relocated if they get scared from the noise. Refrain from
using your backyards or leaving pets unattended in either the front or back yards to avoid
injuries caused by falling debris during construction. Contractor or HOA will not be liable or
responsible for any injuries to pets
12. Cars should be parked at an alternate location (visitor parking or street) as getting in and out of your garage will be restricted for 2-3 days when your building is worked upon. Do not park in driveways or parking spots which have traffic cones placed on them. Contractor will need the space for their material delivery, crew equipment or something else. If you need to use your vehicles while work is ongoing, these should be kept outside of garages until construction in your area is completed. Removing, moving, or damaging traffic cones is strictly prohibited. You shall be solely responsible for any vehicle damage that occurs to vehicles left out or parking in no parking areas during construction
1. If you have a garage in front (front loader) you will lose access to your garage and
your driveway for 2-3 days, as the roofing contractor will back up their trailer on your
driveway, close to your house so they can throw the debris in the trailer
2. If you have a rear garage (carport and garage), you will lose access to your garage
and carport from the outside for 2-3 days while the contractor will be installing TPO on
the flat roofs of the garage and carport
13. Contractors will photo document every building before beginning work and this will be time stamped and will show all the existing damage. (i.e., any existing damage to pergolas, window screens, exterior lights, etc.). The horizontal gutters will be removed before the re-roof; they will be reinstalled but the timing to reinstall gutters may be a few days after reroof is complete depending on crew scheduling
14. HVAC refrigerant lines (running between compressor outside and coil in your attic)
and plumbing (water, sewer) lines which are too close to the roof deck can be punctured with a roofing nail. The contractor or HOA is not liable to fix damages resulting from puncturing these lines because they cannot be close to a nailing surface by code
15. The vibrations on the roof could cause nails in drywall to pop out (or cracks to appear on
drywall). Contractor/HOA is not liable to fix that. The current method to install drywall is with
screws. Some Tanglegrove houses may have original drywall installed with nails
16. Satellite dishes on the roofs will be removed and not reattached. At this time the community has switched to broadband cable
17. Wind turbines/whirlybirds attached to the roofs will be removed and not reattached
18. Wires on the roof will be removed and not reconnected (shouldn’t be there to begin with)
19. Please refrain from discussing any concerns/issues regarding the construction, except for
imminently threatening circumstances, with construction workers and/or their representatives.
All questions and concerns on matters related to the ongoing construction should be referred to the Tanglegrove Townhouse Condominium Association, who will serve as the homeowners’
liaison during the construction project
20. When the project starts, the exclusive way for residents to communicate with the
board/property manager will be a TownSq ticket with the Category Re-Roof ONLY. This will be the easiest way to get multiple eyes on it and preserve history. We will not be able to answer emails, phone calls, text messages and communication in passing
21. The contractor has a workmanship guarantee on their work only if a leak is reported
within 72 hours. It is highly recommended to take an attic and garage/carport tour at the first
rainstorm after your re-roof is complete and do a visual inspection. Document any leaks you
may see with pictures and video and immediately create a TownSq ticket
22. This will be a messy process even with multiple daily clean ups. Contractor will section off
work areas and/or areas that remain to be cleaned due to a late evening, rain/heat delay, etc. It is imperative that everyone stays clear from the areas of construction, debris and material
staging to ensure safety of the community members as well as a safe working environment for contractors and their crews and an overall successful project
23. As communicated via reminder emails, please trim your personal tree as they should not
interfere with the roof or the building structure. If the contractor/HOA has to trim a personal tree, the cost of such trimming will be passed on to you
24. The TTCA board and Goodwin Management company will be extremely overwhelmed and busy with overseeing a project of this size and complexity. All non priority cosmetic requests like landscaping, painting and aesthetics will have to wait until the project is done. The board will make a determination if a request is priority or a non priority
